Umpqua Bank HLD Direct Lending Director in Tigard, Oregon

In this role, you will plan and execute a business approach to enable achievement of volume objectives for the Home Lending, Direct Lending division, including sales efforts to grow market share, revenue, and generate profit, through selection and management of direct lending residential mortgage sales managers, loan officers and processing team. You will develop, communicate, and ensure compliance with all policies and procedures and compliance regulations and promote Umpqua's vision and culture throughout the organization and community.


  • Manage the Direct Lending team and the administration of residential mortgage loans originated within the assigned region, which may include aspects of loan administration, processing, pipeline management, and compliance.

  • Responsible for setting Direct Lending goals to ensure volume/profit objectives and growth in the division.

  • Monitor performance including loan production, fee income, expense control/operating efficiencies, and other programs to meet production goals and maintain profitability while ensuring quality production administration and superior customer service.

  • Responsible for compliance with all Federal, State and local consumer protection laws governing loan origination including the SAFE Act, the Truth in Lending Act (TILA), their implementing regulations (Regulations G and Z), and SAFE Act registration and renewal rules as defined by the bank.

  • Responsible for selection, development and performance management of managers and staff.

  • Coach, mentor, and train others; teach coursework as subject matter expert.

  • Conduct manager meetings to provide ongoing support and sales training. Ensure managers and staff are up to date on required training.

  • Develop and coordinate dissemination of policies and procedures including discounts and qualifications.

  • Responsible for sales promotions, marketing and recognition within the region.

  • Ensure planning and development of new products, promotions, services, etc., are compliant with policies, procedures, and regulations.

  • Coordinate and monitor facilities and space.

  • Monitor and work with Facilities for space planning and appearance in region and make recommendations for improvements.

  • Demonstrate compliance with all bank regulations that apply to your position and keep up to date on regulation changes.

  • Maintain working knowledge of our policies and procedures regarding the Bank Secrecy Act, Regulation CC, Regulation E, Bank Security and other regulations that apply to your position.

  • Bachelor's degree in business administration, finance preferred or equivalent work experience.

  • 5-8 years of relevant direct lending residential mortgage lending and management experience in a high producing organization, with excellent working knowledge of the market, mortgage bank products and services, business strategies and development, and regulatory compliance.

  • 3-5 years of leadership experience, including demonstrated ability to select, develop and manage high producing team members.

  • Proven track record of success in growing a business or division, including building a results-oriented team and developing new clients and business through prospecting, sourcing and networking.

  • Extensive experience in relationship management, business development, sales skills and management, with excellent knowledge of mortgage procedures, regulations, operations, underwriting, loan processing procedures, and marketing.

  • Advanced written and verbal communication skills with ability to regularly interact with employees at all levels including senior or executive management. Ability to train and present to small groups and large audiences.

  • Ability to influence, disseminate, and execute policies and procedures for immediate operations and company-wide impact.

  • Possess strong analytical and problem-solving skills, as well as planning and organization skills, with the ability to change course (adapt) at a moment's notice.

  • Proficient personal computer skills and related software packages.

  • Must be registered as a MLO as per the S.A.F.E. Act requirements.

Registered Mortgage Loan Originator (MLO)

This position requires you to act as a Bank MLO, which is defined as an individual authorized by the Bank to take mortgage loan applications, offer a mortgage, arrange a mortgage, assist a consumer in obtaining or applying to obtain a mortgage, negotiate a mortgage, otherwise obtain or make a mortgage for another person, represent to the public (through advertising or other means of communication) that such person can or will perform any of these activities, or refer a consumer to a loan originator (Note: Except those employees of the Bank who do not discuss particular credit terms available and do not refer the consumer, based on the employee's assessment of the consumer's financial characteristics to a particular Bank MLO) for compensation or gain. All MLOs will be required to register as an MLO complying with the SAFE Act requirements.

  • This position is authorized to act as a Bank Closed-End MLO, which is defined as any position designated to perform the activities of a Bank MLO for closed-end transactions, and thus subject to specific Truth-in-Lending Act and Regulation Z Loan Originator requirements.
